How to Apply

Before you begin, please review our applicant requirements.

Step One

Complete the online application or download the application form. Please allow up to 2 business days for processing. Cosigners are not accepted.

Step Two

Please ensure that each adult applicant submits the necessary application fee of $40 promptly to expedite the processing of their application.

Step Three

Provide the required documents for your application, including ID, proof of income, details about pets, rental background, and any past criminal records.

Rental Requirements

  • Credit Score: Minimum Vantage Score 3.0 of 650 is required. If you need to find out your score, free resources are available on websites such as Credit Karma.

  • Income: Your net monthly income must be at least 2.5 times the rent amount, or your gross monthly income must be at least 3 times the rent amount.

  • Rental History: Minimum of two years of positive rental history with a landlord who is not a friend or family member, OR…

  • Ownership History: Two years of homeownership.

Screening Criteria

All completed applications will be reviewed according to the landlord’s disclosed screening criteria, in the order they are received. The first applicant who meets the established screening criteria will be approved for tenancy. Applicants are not charged an application fee unless their application is actually considered. If a screening fee is collected in error, the landlord or agent will not be in violation of this law as long as a refund is issued within seven days to any applicant whose application is not considered. As an alternative to a refund, the landlord may offer to apply the fee to another available rental unit. However, if an applicant is denied due to not meeting the disclosed criteria, the landlord is not required to refund the application fee.

Our Pet Policy

We love pets and welcome them in select rental units upon approval. All pets must be approved through our PetScreening program. At move-in, you'll need to sign an Animal Terms and Conditions agreement and provide a photo of your furry friend. Service and companion animals require appropriate documentation that will be verified through PetScreening.com. Some breeds may be restricted. Approval from the owner is required for all pets.

Move Out Checklist

Please perform the following cleaning tasks before turning in your keys:

  • Remove all personal property and trash from the premises.

  • Kitchen cabinets: Remove loose shelf paper and any contact paper. Wipe cupboards and drawers inside and out.

  • Clean the oven, broiler, burners, drip pans, and all accessible areas.

  • Clean the hood and fan above the stove.

  • Clean and defrost the refrigerator, and clean behind it.

  • Clean the kitchen and bathroom floors.

  • Wash all marks on walls. Remove nails and tacks, but do not patch holes.

  • Vacuum all carpets. We will professionally clean them and deduct the cost from your security deposit. If you prefer to have them cleaned before returning the keys, provide a copy of your paid invoice from a professional truck-mounted carpet cleaner.

  • Clean the bathroom vanity, counters, medicine cabinet, mirror, tub, shower doors, toilet, walls, floor, and cabinets.

  • Wash all windows inside and outside if accessible. Clean screens and tracks.

  • Leave the garbage area clean.

  • Sweep out the garage, carport, shed, or storage locker. Remove all personal property.

  • Wipe clean all blinds.

  • Vacuum and wipe wall heaters and ceiling fan blades.

  • Wash all light fixtures.

  • Ensure there are working light bulbs in every socket, including porch lights.

  • Clean outside areas: yard, deck, patio, driveway, and sides of the house. Ensure the grass is mowed and weeds are removed (unless there is a landscaper caring for the house).

  • Change the filter in the air conditioning intake and clean the intake grill.

  • Return the yard to its original condition when you moved in (mowed and weeded).
